Your marketing has never mattered more
Why you can’t afford not to use professional property photography
It is no secret that the market has slowed thanks to the escalating cost of living, soaring inflation and the consequences of the ill-fated ‘mini-budget’ that stopped many a potential buyer or seller in their tracks in the autumn of last year. Properties are no longer flying off the shelves, and in general, are lingering for longer on the market.
Buyers are weighing up their options more carefully and vendors shopping around for an agent that can showcase their home to its fullest potential. And that means instructing an agent that offers high quality property photography, video, 3D scans and more in order to generate enough enquiries and viewings to achieve a satisfactory offer.
Get more viewings, sell faster
For a small investment or even no investment (if your vendor pays up front) you can secure a marketing package that will help you achieve the very best offer for your clients.
Getting the visual appeal right is an absolute must for creating a great first impression. With dozens of platforms, and hundreds of property listings, there is now an abundance of options for a potential buyer.
According to recent research by Rightmove, properties accompanied by high-quality photographs can attract up to 93% more leads and sell 32% faster than those without.
We all know pictures can be worth 1,000 words, but when it comes to property photography, they can be worth several thousands of pounds and make all the difference to a swift sale. Read more about our property photography tricks of the trade.
Why our clients use professional photography
Agents love having the smartest shop window in town and beautiful content for all their online channels. There are, however, demonstrable benefits to having pretty pictures and a consistent look for all your property marketing. Our clients tend not to look back once they’ve appointed us for their photography, video, floorplans and more.
Give your buyers and sellers what they want
Even prior to the slowdown, agents were becoming increasingly aware of the role that professional marketing plays.
The 2022 Home Moving Trends report commissioned by the Property Academy surveyed 23,000 buyers, sellers, landlords and tenants to find out what they looked for while property searching. 89% of buyers said the quality of the photographs were important, with 87% also stating that they wanted to see lots of them, not just a snap of the kitchen and living room. Over 50% of buyers and sellers wanted to take a virtual tour with the option of a guided virtual viewing.
The survey also found that over half of sellers will visit the websites of shortlisted agents prior to making an instruction, with three quarters saying they considered quality images to be important.
There is no doubt that poor photography and floorplans will deter a buyer and reduce your ability to win instructions.
Leave your staff to do what they do best
Every time an agent steps away from their desk to go and take photographs, they are taking time away from their core activities. Even if you do have access to a suitable camera, do you have an experienced processor who can turn a grey sky blue or brighten the dingiest corners of a home?
And it is likely several trips will have to be made if you want premium video footage, a 3D scan or need an EPC. Why hire several professionals when you can have one to do the lot?
Our photographers are also videographers, 3D scanners, certified floorplan measurers and domestic energy assessors so with just one visit, you’ll have everything you need to start marketing a home.
