This year, the international property market, has seen an increase in activity levels with many more viewings compared to the last two years. Most of the activity is coming from local buyers or existing international property owners who may be resident in the UK rather than ‘first time buyers’. Mortgage valuations through most top European locations are generally good and the banks are much keener to lend than in the UK. In many areas, prices have fallen much further than UK and as a result, there are some great value properties for sale, in particular vendors who have gained from the strengthened Euro but now wish to sell.

Provence and the Cote d’Azur, France
This is a very popular and varied region of France. Our reach extends from St Tropez and the gulf to Menton and includes Monaco and Monte Carlo. We have partner offices in all the major resorts. The island has retained an enviable position in the Spanish property market as, whilst there has been some excellent new development in recent years, it has not been on the scale of the mainland. The authorities have been determined to limit development and retain the island’s culture and heritage, insisting that properties are restored rather than demolished to make way for a new building. As with the rest of Europe property prices have seen some adjustment over the last 2 years and have settled at around 70% of their peak values. The banks appear to be more confident to provide mortgages than in the UK and mortgage valuations are supporting sale prices.
